The crown gets rebuilt to slope, overhang with a drip edge, and isolate the flue tile from thermal movement; spalled and displaced brick courses get rebuilt or replaced with units matched to the original and bedded in mortar matched for strength; sound joints get re-tuckpointed; and a stainless cap goes on while the flashing at the roofline is rebuilt or replaced. Only once the masonry is sound and dry do we flood-coat the whole stack with a breathable, vapor-permeable repellent — never sooner, since sealing a wet chimney traps the damage inside. Clearance to combustibles

Every rebuilt element of the restoration keeps the IRC clearance-to-combustibles air gap intact — 2 in to framing on an interior masonry chimney and 1 in on an exterior chimney.

Level 2 scope on the flue

Since a restoration comes after severe damage across several elements, we video-scope the flue to the NFPA 211 Level 2 standard. That way a concealed liner breach gets found and rolled into the program instead of being sealed in behind masonry that only looks sound.

Breathable repellent only

For whole-stack waterproofing we apply a vapor-permeable siloxane/silane repellent as the final step over masonry that's already sound and dry. Film-forming sealers are left out on purpose — they trap moisture and spall brick through freeze-thaw.
