Combustible clearance is the minimum distance code requires between a heat source such as a chimney, firebox, or vent and any combustible material such as wood framing, insulation, or interior finishes. NFPA 211, the IRC, and individual appliance listings each specify clearances for the components they govern, with the most restrictive requirement controlling at any given location. Clearance violations are among the most serious chimney safety findings.

Combustible clearance values are derived from testing that measures heat transfer through chimney and appliance assemblies, ensuring that adjacent combustibles cannot reach pyrolysis or ignition temperatures during normal operation or simulated chimney fires. Masonry chimneys typically require 2 inches of air space to combustibles inside the structure and 1 inch outside; Class A factory-built chimneys require 2 inches per their UL 103 HT listing; vented gas appliances follow ANSI Z21 specifications.

Sweeps verify clearances during CSIA Level 2 inspections, opening accessible portions of chases, attics, and basements to inspect actual installed conditions. Common findings include insulation packed against chimney pipes, framing installed closer than the listing allows, and decorative cabinetry built within forbidden distances of fireplace openings. Remediation requires removing the offending material or, in some cases, installing a heat shield to reduce required clearance.

DFW prefab fireplaces from the 1990s and 2000s occasionally show clearance violations from insulation crews who packed batts against firebox shells or chimney pipes during original construction. TSE thermal-imaging inspections identify hotspots that may indicate clearance problems, and remediation typically requires opening the chase, removing the offending insulation, and reinstalling per the manufacturer’s listing. Pyrolyzed framing found during such work is a serious finding requiring framing replacement.
