A meaningful share of our work is built in collaboration with Dallas’s interior design firms, residential architects, and custom builders. The Designer Partnerships program is the structure that governs those collaborations β€” what trade pricing looks like, how project management is handled, how we share project galleries with your portfolio, and what the spec workflow is on a project where TSE is one of the trades on the build.

The program is open to credentialed trade professionals practicing in the Dallas market. Onboarding is a 30-minute conversation; a signed engagement letter; and a single qualifying project. Once onboarded, you are a partner β€” not a one-time customer.

Program benefits

15% trade pricing

On all material specifications, fabrication work, and installation labor across our service catalog. Trade pricing is applied at quote stage, itemized separately on every project document, and verified against the published retail rate so the discount is transparent to your client when you choose to disclose it.

Trade pricing applies to the project, not to the designer’s own residence β€” though we run a separate program for that, with stronger terms.

Dedicated project management

Every Designer Partnership project is assigned a single point of contact on our team, named in the engagement letter, available by phone and email through the project. The PM owns the schedule, the material order tracking, the inspection coordination, and the daily communication. You and your client deal with one person, not a rotation.

Shareable project gallery

Every completed project is photographed at final commissioning. Designers and architects are provided with a private gallery of full-resolution photographs, with usage rights for portfolio inclusion, social media, magazine submissions, and award entries. Where applicable and with the homeowner’s permission, we credit the design firm on our portfolio page; we expect the same in return where appropriate.

Structured spec workflow

We work from your specifications. The intake process for a Designer Partnership project is built around the deliverables you produce β€” typically an elevation, a material spec, a finishes list, and a schedule β€” rather than around our internal scoping format. We translate your spec into our build documentation; you sign off; we build to it.

Insurance and credentials on file

A certificate of insurance with your firm listed as additional-insured is issued automatically at engagement. Our state licensing, CSIA certification, F.I.R.E. certification, and bonding are documented and accessible to your firm’s project administration.

How partnership works

The flow on a typical project is three steps.

Step 1 β€” Initial conversation. A 30-minute phone or in-person meeting to understand your firm’s practice, the typical project register you work in, and the kinds of fireplace work you specify. We talk about how your firm runs projects and how our program fits. Step 2 β€” Engagement letter. A short written engagement defining the trade pricing percentage, the project management commitment, the gallery rights, and the mutual referral expectations. The engagement letter is not a sales contract β€” it is a partnership document. Step 3 β€” First project. Once a qualifying project is identified, we run it through the full Designer Partnership workflow. After project close, we conduct a partnership review β€” what worked, what could be improved, what the next collaboration looks like.

After the first project, the partnership is active. There is no annual renewal, no minimum project commitment, and no exclusivity requirement.

Who qualifies

The program is open to:

  • Interior designers credentialed by ASID, NCIDQ, IIDA, or NKBA, or with comparable professional standing.
  • Residential architects licensed in Texas (TBAE) or with comparable practice credentials.
  • Custom builders and general contractors with active Texas licensing and verifiable practice in the Dallas premium home market.
  • Real-estate development firms running build-out programs at scale.

Practice credentials are checked at engagement. We are happy to discuss program access for designers and architects in adjacent specialties on a case-by-case basis.

Project register

Designer Partnerships are a fit when the project register is consistent with our practice. We are not a volume contractor; we do not compete on bid against generic remodel work. We are a specification contractor for fireplace, mantel, surround, firebox, and chimney work in Dallas premium homes. The right Designer Partnership projects are those where the fireplace is treated as architectural rather than as a fixture.
