Fireplace Remodel in White Rock Lake
Lake-Adjacent Renovation for Tudor and Mid-Century Homes Around the Lake
The streets immediately around White Rock Lake β Tokalon, Lakewood Boulevard, the Forest Hills blocks east of the lake, and the older blocks of East Lake Highlands β carry one of the most architecturally interesting housing concentrations in central Dallas. Tudor revivals and English cottages from the 1928-1936 build-out wave coexist with substantial mid-century modern work from the late 1940s and 1950s, and a smaller body of more recent contemporary infill on the larger lake-view lots. The fireplaces in these homes range from carefully preserved 1930s Tudor work to dramatic mid-century horizontal compositions with views of the lake. Texas Service Experts has done lake-adjacent fireplace remodel work for years. Each project is led by a design director from initial walkthrough through final punch.

Architectural Context: The Lake’s Two Architectural Eras
The White Rock Lake area developed in two strong architectural waves. The first wave, from 1928 through approximately 1939, brought the Tudor revivals, English cottages, and Spanish Colonial revivals that define the older blocks of Lakewood Heights and Forest Hills. These homes use Lueders limestone, hand-cast brick, and stained pecan or oak mantels in the period revival idioms. The second wave, from approximately 1948 through the early 1960s, brought a substantial body of mid-century modern work to the lake-adjacent lots β particularly on the east side of the lake and on the larger view lots above Garland Road. These mid-century houses use honed limestone, brick, walnut, and steel in restrained horizontal compositions with raised hearths and recessed fireboxes oriented to capture lake views.
The 75218, 75214, and 75228 zip codes around the lake carry homes valued from approximately $550,000 on the smaller East Lake Highlands lots to well over $2 million on the prime lake-view properties. The owner profile is design-forward and frequently architecturally trained β the lake area attracts a substantial community of architects, designers, and creative-class buyers who chose the area for its architectural integrity and the proximity to the lake.
Our Fireplace Remodel Approach in White Rock Lake
A White Rock Lake fireplace remodel begins with a documentation walkthrough. We measure the existing firebox, identify the period and architectural intent β Tudor, English revival, mid-century, or contemporary β scope the chimney from the smoke chamber up, and assess mantel and surround conditions. The lake’s older Tudor and Spanish revival housing stock has chimneys that are now ninety to ninety-five years old, with cracked clay-tile liners, deteriorated mortar, and smoke chambers that need rebuild. The mid-century stock has chimneys that are sixty to seventy-five years old, generally in better condition but often with original gas conversions from the 1990s that need updating.
A specific lake-adjacent consideration: humidity. Homes immediately on the lake or with significant lake exposure carry a higher ambient humidity than the broader Dallas housing stock, and chimney conditions in particular are affected. Mortar deteriorates faster, mild efflorescence on stone is common, and any waterproofing or crown work has to be specified for the wetter condition. We scope this on the consultation and address the conditions before any visible finish work.
Design direction is period-specific. Tudor and English revival work uses Lueders limestone, hand-cast brick, and stained pecan or oak. Mid-century work uses honed limestone, walnut, and steel. Contemporary infill uses large-format honed stone, polished plaster, and blackened steel. We do not apply default material palettes across periods. Hand-drawn elevations and physical material samples reviewed in the room. The work is led by a design director throughout.
Investment Range for White Rock Lake Fireplace Remodel
A great-room fireplace remodel in White Rock Lake typically runs thirty-five thousand to seventy thousand dollars. Surround refresh on a sound chimney runs at the lower end. Full period-correct restoration with chimney reline, smoke chamber rebuild, mantel restoration or replication, and significant material specification runs at the upper end. Whole-house coordination across two or three fireplaces typically runs sixty thousand to one hundred twenty thousand. Pricing is fixed in the proposal.
Process and Timeline

Build duration on a single great-room remodel is two to four weeks of intermittent work. Whole-house coordination is six to ten weeks. The design director conducts the final walkthrough.
Recently Completed in White Rock Lake
A 1934 Tudor on Tokalon Drive. The clients had bought a 1934 lake-adjacent Tudor and were doing a careful great-room restoration with a Dallas-based architect specializing in period revival work. The original fireplace had a Lueders limestone surround in good condition, an original hand-cast brick firebox with a failed clay-tile liner, an overpainted pecan mantel, and significant mortar deterioration in the chimney from the lake-adjacent humidity. We relined the chimney with stainless, repointed the chimney exterior, restored the smoke chamber, stripped and refinished the mantel back to the original pecan tone, and reset two failed limestone stones with quarry-matched material. The fireplace reads as carefully preserved with the lake humidity addressed. A 1955 mid-century east of the lake. The clients had bought a 1955 mid-century home overlooking the lake and were doing a careful refresh of the great-room fireplace, which had been altered in the 1980s in a way that no longer read as original. The original honed limestone composition had been overlaid with stacked stone, and the original walnut mantel beam had been replaced with a heavy stained beam. We removed the 1980s alterations, sourced quarry-matched honed Lueders to restore the original surround, milled a new walnut mantel beam from reclaimed regional walnut, and reset the integrated raised hearth. The fireplace orients to the lake views as the original 1955 design intended.Frequently Asked Questions
Does lake humidity affect fireplace and chimney conditions?Yes. Homes immediately around White Rock Lake carry higher ambient humidity than the broader Dallas housing stock, and chimney mortar deteriorates faster as a result. We scope these conditions specifically and use waterproofing and crown specifications calibrated to the lake-adjacent condition.
My 1934 Tudor near the lake has the original fireplace. Can it be preserved?Yes. Lake-adjacent Tudor stock in the White Rock area is some of the best-preserved period work in the city. We address the chimney mechanically β typically the largest scope on these projects β and restore the visible work in place. Original Lueders limestone, hand-cast brick, and pecan mantel work is preserved.
Do you handle mid-century modern work as well as period revival?Yes. The mid-century housing stock east of the lake and on the larger lake-view lots is an important part of the architectural record. We work in period mid-century vocabulary using honed limestone, walnut, and steel.
Can you work on a fireplace that orients to a lake view?Yes. Many lake-adjacent homes have fireplaces specifically positioned to coordinate with lake views β either flanking large windows that open to the lake, or sized to allow a clear sight line over or around the surround. We design and build to preserve or enhance these view relationships.
How long does a White Rock Lake fireplace remodel take?Single fireplaces twelve to eighteen weeks from consultation to walkthrough. Whole-house coordination sixteen to twenty-six weeks.
