What is Crown Coat?

Crown coat is an elastomeric or polyurethane-modified sealant brushed or rolled onto a masonry chimney crown to seal hairline cracks and minor surface imperfections. Proprietary products including Saver Systems CrownCoat and ChimneySaver are formulated specifically for this application, with elasticity that accommodates thermal movement and bond strength that adheres to weathered masonry. Crown coats are not a substitute for a structurally sound crown.

How it works

The product is applied at 30 to 50 mils thickness over a clean, dry crown surface, with cracks pre-filled where wider than 1/8 inch. The cured coating bridges hairline cracks, prevents water penetration, and accommodates the dimensional movement that masonry crowns experience through thermal cycling. Service life varies by product and exposure, with quality elastomeric coatings delivering 10 to 15 years before re-coating is needed.

Crown coat is appropriate when the underlying crown is structurally sound but shows surface cracking, when a homeowner wants to extend life of an aging crown without immediate replacement, or when a newly poured crown receives preventive sealing as part of original construction. Sweeps evaluate crown condition during CSIA Level 2 inspections and recommend either crown coat for minor surface issues or full replacement for structural problems.

DFW context

DFW chimneys benefit substantially from crown coats because the region’s freeze-thaw cycles and intense summer UV exposure accelerate crown surface degradation. Application every 7 to 10 years extends crown service life by decades on chimneys that started with a structurally sound crown. After the June 2025 hailstorms, TSE applied crown coats to thousands of crowns where hail damage was limited to surface cracking; structural damage required full crown rebuild.
