A working damper is the difference between a fireplace that’s an asset and a fireplace that costs you money. We install and replace both throat dampers (the cast-iron flap at the top of the firebox) and modern top-mount dampers (an energy-saving lid at the top of the chimney). Top-mount is the modern standard — installed correctly, it pays for itself in HVAC savings within 2-3 years. — Texas Service Experts Texas Service Experts handles this work across the Dallas-Fort Worth Metroplex following NFPA 211 standards. Free inspection, written quote, no surprise fees.

What’s actually involved

A damper is a movable seal that closes the chimney flue when the fireplace isn’t in use. Without one, an open chimney is essentially a 4-foot-square hole in your roof — you lose heated air in winter and conditioned air in summer, and you let in animals, debris, and rain.

There are two main damper types. A throat damper sits at the top of the firebox (you see it when you look up into the chimney) and is operated by a metal handle inside the firebox. It’s the original-equipment damper on most masonry fireplaces. A top-mount damper sits on top of the chimney and seals against a rubber gasket — operated by a stainless-steel cable that runs down the flue to a pull-handle inside the firebox.

Top-mount dampers are dramatically more energy-efficient than throat dampers because the seal is at the top of the flue (where outside air actually enters), and the gasket creates a much tighter seal than a metal-on-metal throat-damper flap. They also block animals (raccoons, squirrels, birds) from entering the flue when the fireplace is idle.

We install Lyemance and Lock-Top top-mount dampers — both manufacturer-warranted, both NFPA-compliant, both with stainless-steel cable controls. Throat damper rebuild is still a valid option for budget-conscious homeowners with a sound original frame, but for any homeowner planning to keep the home 5+ years, top-mount typically pays back in HVAC savings.

Why this matters in DFW specifically

DFW summers run 100°F+ for weeks at a time, with HVAC running 12+ hours a day. A leaky throat damper that lets conditioned 72°F air pour out the chimney costs the average DFW household $120-$280 per cooling season. Add winter losses from heated air, and a properly-sealing top-mount damper saves $200-$450 per year — a 2-3 year payback on the install cost. We also see the inverse: animals (especially squirrels) entering through unsealed flues are the #1 chimney service call we get every spring across DFW.

Our process

  1. Inspection + measure — Determine existing damper type and condition; measure flue dimensions for top-mount sizing; verify chimney top condition can support the new damper hardware.
  2. Recommendation + written quote — We recommend the right damper for your situation — throat rebuild for budget, top-mount for long-term value. Fixed-price quote in writing.
  3. Installation — Throat damper: removal of old flap, installation of new damper assembly, function-test. Top-mount: rooftop installation, gasket seal, stainless cable run down the flue, control handle mounted inside firebox.
  4. Operation training + warranty paperwork — Walk-through on damper operation, manufacturer warranty card, our 5-year installation warranty paperwork.

Materials and standards

All damper installation work follows NFPA 211 (the National Fire Protection Association standard for chimneys, fireplaces, vents, and solid-fuel-burning appliances) and CSIA (Chimney Safety Institute of America) protocols. Our technicians carry general liability insurance and workers’ comp.

Frequently asked questions

Throat damper or top-mount — which is better?

Top-mount, in almost every case. Better seal, energy savings of $200-$450/yr, blocks animals, and warrants 10+ years. The exception: if the original throat damper frame is in perfect shape and budget is tight, a $185-$425 rebuild beats a $425-$750 top-mount install.

How much does a top-mount damper save on my energy bill?

Typical DFW homes save $200-$450/yr in HVAC costs from a properly-sealing top-mount vs a leaky throat damper. The top-mount typically pays back in 2-3 years.

Will a top-mount damper keep animals out?

Yes — the gasket seal blocks raccoons, squirrels, birds, and bats from entering the flue when the damper is closed. Most of our spring animal-removal calls are on chimneys with no damper or a broken throat damper.

What’s the warranty on a top-mount damper?

Manufacturer warranty is lifetime against defects (Lyemance and Lock-Top both honor this). Our installation warranty is 5 years.

Can I install a top-mount damper myself?

Technically yes, but rooftop work without proper safety equipment is the leading cause of homeowner falls. Most failed DIY installs we replace are leaking because the gasket wasn’t seated properly — it’s not a tools issue, it’s a technique issue.

Do you install dampers in pre-fab fireplaces?

Most prefab fireplaces have integral dampers that aren’t user-replaceable — they’re matched to the appliance. We can rebuild prefab dampers in some cases; full replacement usually means appliance replacement.
