Highland Park Fireplace Remodel, Restoration & Chimney Services
Premium Fireplaces for Park Cities Homes
Highland Park sets a standard the rest of Dallas measures itself against. The brick walks of Beverly Drive, the limestone facades along Armstrong Parkway, the long shaded lawns sloping toward Turtle Creek β these are houses built with intention, by architects whose names still appear on plaques inside Highland Park Village. A fireplace inside one of these homes is not an accessory. It is an inherited piece of the architecture, often the visual center of the principal room, and almost always the first detail a thoughtful buyer notices.
Texas Service Experts is the contractor Highland Park homeowners call when a fireplace needs to be brought back to the standard the house was originally built to. We restore Tudor revival mantels on 1920s estates, convert wood-burning fireboxes to clean gas systems inside Georgian-era flues, and design new outdoor fireplaces for the pool houses and loggias that have become a fixture of the Park Cities lifestyle. Every project is approached the way the house was approached: period-aware, materially honest, and built to outlast the next sale. Reach our design team at ☎ 214-444-8094.

About Highland Park
Highland Park is the older of the two Park Cities, a 2.2-square-mile incorporated town surrounded entirely by the City of Dallas. Its origin is unusually deliberate. In 1907, developer John S. Armstrong commissioned Wilbur David Cook β the landscape architect who had laid out Beverly Hills, California β together with George E. Kessler, who had master-planned Fair Park and large portions of downtown Dallas, to design the layout of what would become Highland Park. Cook set aside roughly twenty percent of the original tract for parks, established the curving park-and-creek street pattern that still defines the town, and gave Highland Park the residential structure it carries to this day. The Town was incorporated on November 29, 1913, after Dallas declined to annex it.
The architectural inventory built between roughly 1915 and 1940 is what makes Highland Park what it is. The original families commissioned Tudor revival estates on Beverly Drive and Lakeside Drive, Georgian and Neoclassical homes along Armstrong Parkway and Strait Lane, Spanish Eclectic and Mediterranean Revival residences in the streets behind Highland Park Village, and a smaller body of French Eclectic and Colonial Revival work in between. The two zip codes that cover the Town and a small adjacent slice of Dallas are 75205 and 75209.
At the southwest corner of Mockingbird Lane and Preston Road sits Highland Park Village, opened in 1931 and recognized as the first self-contained, planned shopping center in the United States. Designed in Mediterranean Spanish style by Fooshee and Cheek, it was declared a National Historic Landmark in 2000. The Highland Park Country Club anchors the social fabric a short distance west. Cook’s master plan, the original architectural vocabulary, and a Town that funds its own police, fire, and public works have kept Highland Park almost unchanged β and made it the wealthiest residential enclave in North Texas.

Why Highland Park Homes Have Unique Fireplace Considerations
A typical Highland Park fireplace is between 80 and 100 years old. Many of the original 1920s and 1930s fireboxes are still in active use, often with their original cast-iron dampers, clay flue tiles, and limestone or carved-wood surrounds intact. That continuity is why fireplace work here is different from fireplace work in newer parts of DFW.
Three considerations shape every project. First, period-correctness is not optional. A buyer paying current Highland Park prices expects the fireplace to read as authentic to the period of the house β a hand-carved Tudor stone surround, a fluted Georgian mantel with proper overmantel, or a Spanish Revival firebox with original tile. A generic builder-grade insert measurably depresses resale on a street where comparable houses turn at $3M to $8M. Second, the Town of Highland Park enforces its own building code out of 4700 Drexel Drive, having adopted the 2021 International Building Code with local amendments β chimney height, projection, and side-yard rules are written into the zoning ordinance. Permits are handled by the Town directly, and the standards are visibly more rigorous than Dallas. Third, certain streets and properties carry architectural review obligations when exterior work β chimney rebuilds, visible flue terminations β is involved. Coordinating that review early is what separates a clean six-week timeline from a six-month one.

TSE Services for Highland Park Homes
Our work in Highland Park concentrates on five categories, each tailored to the realities of pre-war estate construction.
Period-correct fireplace restoration. This is the core of what we do in the Park Cities. We restore Tudor revival surrounds in original limestone or cast stone, often re-carving missing details from period photographs or salvaged fragments. We rebuild Georgian mantels β including the proportional overmantels that distinguish a Highland Park Georgian from a generic reproduction β using quarter-sawn white oak, walnut, or painted poplar specified to match the original. We restore Spanish Revival hearths in original Saltillo, encaustic, or hand-painted Mexican tile. Modern remodel of a historic firebox. Many clients want a contemporary interior β clean ribbon flame, linear gas logs, a flush hearth β held inside the original architectural envelope. We open up the firebox, install a sealed combustion gas appliance sized to the original opening, and rebuild the surround so the new technology is invisible from the room. The mantel and overmantel stay; the function is fully modernized. gas conversion">Wood-to-gas conversion in older flues. The clay-tile flues in Highland Park homes were built for wood, and after 80 to 100 years many show cracking, spalling, or settled offsets. We inspect with a chimney camera, reline with a stainless-steel liner sized to the new appliance, and convert the firebox to direct-vent or B-vent gas as the structure allows. In a small number of cases the flue is too compromised to reline, in which case we work with the architect on a code-compliant alternative. Outdoor fireplaces for estates. Pool houses, covered loggias, and rear garden terraces have become standard on Highland Park properties. We design and build outdoor fireplaces in matching limestone, cast stone, or brick, with chimneys engineered to satisfy Highland Park’s height-above-roof and side-yard projection rules. Multi-fireplace renovations. Many older Highland Park houses have three to five fireplaces β principal room, library, primary bedroom, sometimes a sleeping porch or upstairs sitting room. We sequence multi-fireplace projects so the family can stay in the house, and so finishes are coordinated across rooms. For any of the above, the design team can be reached at ☎ 214-444-8094.

Recently Completed in Highland Park
1928 Tudor Revival on Beverly Drive β original limestone surround, restored. The original carved-limestone surround had three cracked fielded panels and a chipped corbel where a previous owner’s contractor had attempted a removal. Working from period photographs the family had kept, we sourced matching Texas limestone, hand-carved replacement sections, and reset the surround on a new stainless lintel. The hearthstone was lifted, cleaned, and reset in lime mortar consistent with the original. The firebox was relined and converted to a sealed gas appliance with hand-cast ceramic logs. Resale impact: the fireplace is now a feature in the listing, not a renovation cost. 1939 Georgian on Armstrong Parkway β wood-to-gas conversion plus new mantel. The clay flue showed cracking on a chimney-camera inspection and was no longer safe for wood. We installed a stainless liner, switched the firebox to direct-vent gas, and built a new fluted Georgian mantel with a properly scaled overmantel in painted poplar to match the existing trim profile in the room. The result reads as if it had been part of the house since 1939. Modern build on Lakeside Drive β outdoor fireplace, new construction. A new-build estate with a covered loggia required an outdoor fireplace anchoring the rear garden axis. We designed a tall limestone surround with an integrated wood storage niche, a steel-lined firebox rated for outdoor use, and a chimney detailed to satisfy Highland Park’s height and side-yard projection rules. The stone was selected to weather into the same warm patina as the main house facade.—
Working With Highland Park Designers and Architects
Highland Park has one of the densest concentrations of residential interior designers and traditional architects in the country. We work alongside them every week, and the projects that go cleanest are the ones where the contractor is brought in early β at design development, not after construction documents are finished. TSE participates fully in the design conversation: material samples, mantel proportion studies, firebox dimension coordination, and chimney-detail drawings sized for the trade.
Our Trade Pro program is built for designers and architects practicing in the Park Cities. It includes 15% trade pricing on materials, dedicated project management with a single point of contact for the duration of the job, mantel and surround samples available on request, and full coordination with millwork shops and stone yards the design community already trusts. Designers and architects can request a Trade Pro introduction by calling ☎ 214-444-8094 or asking for the trade desk directly.

Process and Permit Timeline
A standard Highland Park fireplace project β a period-correct remodel of a single firebox with a wood-to-gas conversion β runs six to ten weeks from contract signature to final inspection. The schedule looks like this:
Weeks 1β2: Design and documentation. Site visit, chimney camera inspection, mantel and surround design, material selection, and permit drawings. If a designer is involved, we contribute the chimney and firebox detail set during their meetings. Week 3: Permit submission. All Highland Park permits go through the Town’s Building Inspection Department, not Dallas. Standard residential interior permits typically return within seven to fourteen business days. Visible exterior chimney work β a rebuild above the roofline or a new flue termination β may trigger additional architectural review and extend the window. Weeks 4β7: Construction. Demolition is sequenced to protect adjacent finishes β original plaster, leaded windows, hand-carved millwork. Liner, appliance, and surround work are coordinated to minimize firebox open time. Weeks 8β10: Finishing and inspection. Final stone or wood work, hearth reset, gas commissioning, Town of Highland Park final inspection. Project closes with a one-year workmanship warranty and a maintenance schedule. Estate-scale and multi-fireplace projects run twelve to twenty weeks.—

Frequently Asked Questions
When does Highland Park architectural review apply to a fireplace project?Interior fireplace work β mantel restoration, surround replacement, firebox remodel, gas conversion β typically requires a standard building permit through the Town of Highland Park and nothing more. Architectural review enters the picture when work is visible from the public way: a chimney rebuild above the roofline, a new flue termination, a change to an exterior chase, or any masonry alteration on a street-facing elevation. We flag this at the site visit and bring it into the schedule before permit submission.
Should a Tudor revival mantel be restored or replaced?Restored, almost without exception. An original 1920s carved-limestone or oak Tudor mantel is part of why the house holds its value at Highland Park price points. Replacement with a reproduction reads as a downgrade to a knowledgeable buyer. We restore in place wherever the structure allows, sourcing matching stone or wood and re-carving missing detail from photographs or salvaged fragments. Full replacement is reserved for cases where the original is missing or has been so heavily altered that restoration is not honest.
Are permits for fireplace work in Highland Park different from Dallas?Yes. Highland Park is an incorporated town with its own Building Inspection Department at 4700 Drexel Drive, its own adopted building code, and its own permit and inspection workflow. The Town adopted the 2021 International Building Code as its base and applies its own zoning rules on chimney height and projection. Permit timelines are generally comparable to Dallas for routine interior work; exterior visible work can take longer.
What is the typical timeline for a Highland Park fireplace remodel?Six to ten weeks for a standard single-fireplace remodel including wood-to-gas conversion, from contract to final inspection. Twelve to twenty weeks for estate-scale or multi-fireplace projects. Outdoor fireplaces tied to new construction follow the general contractor’s schedule.
How does TSE work with Highland Park interior designers? We engage at design development. Our project managers attend design meetings, contribute mantel proportion studies and firebox detail drawings, and coordinate with the designer’s millwork and stone vendors. The Trade Pro program offers 15% trade pricing, a single project management point of contact, and material samples on request.
Is wood-to-gas conversion feasible in older Highland Park flues? In the large majority of cases, yes. We start with a chimney camera inspection. If the original clay-tile flue is sound or has only minor issues, we reline with a stainless liner sized to the new appliance and convert the firebox. If the flue is structurally compromised β uncommon but it happens β we work with the architect on a code-compliant alternative, which may include a new direct-vent termination.
Does a fireplace remodel affect resale value in Highland Park?Materially, yes β in both directions. A period-correct, professionally executed remodel is one of the highest-leverage interior investments on a Highland Park property. A poorly executed remodel that strips period detail or installs an obviously contemporary insert into an early-20th-century house works against the listing. Our scope is built around protecting the architectural value already in the house.
